Flat roof work in Lincoln, from a leaking garage to a rear extension or dormer that has outlived its felt. Book a free survey with photographs and no call-out charge, and Charles calls you back the same day. Your fixed written price follows within 48 hours, valid for 30 days, with waste removal included. Our Lincolnshire team covers Lincoln and its villages from Spalding, and fits EPDM rubber or GRP fibreglass in place of felt on every flat roof we replace.
Garage roof replacement in Lincoln
A garage is often the first flat roof to give up, because nobody goes up there until the boxes inside are wet. Felt on an older garage roof dries out, cracks along the laps and peels away at the edges, while the timber or board deck beneath swells and sags. Garage roof replacement in Lincoln means stripping the old felt, checking the deck and replacing any boards that have rotted, then laying a new EPDM or GRP surface with proper edge trims and a fall that sends water into the gutter.
Kitchen extensions and loft dormers
On a kitchen extension or a loft dormer, a flat roof leak costs far more, because the water lands on plaster, units and electrics. GRP fibreglass suits these roofs well: it is laid in place, cures hard and forms neat, solid details around rooflights and where the roof meets the house wall. EPDM rubber suits larger, simpler roofs where one continuous sheet covers the lot. We choose with you at the survey, and the quote explains the reasons rather than pushing whichever system is quicker for us.
Some flat roofs only need a repair, and you get a repair quote when that is true. A cracked upstand where the extension meets the house, or a lifted trim on an otherwise firm roof, is a small job. A deck that bounces underfoot is not, and the survey photos show you the difference. Our own crews carry out every job, never subcontractors, and teams of more than 20 roofers keep the work moving. Flat Roofing in Lincoln, your questions answered
How much does garage roof replacement cost in Lincoln?
It depends on the size of the garage, the condition of the deck and which system you choose, EPDM or GRP. We price it after a free survey and send a fixed written figure within 48 hours, valid for 30 days, with waste removal included. There is no call-out charge.
Can you lay a new flat roof over the old felt?
We remove the old felt so we can check the deck underneath. A new membrane laid over failed felt hides rot and traps moisture, so the new roof starts on a weak base. Stripping back lets us replace any soft boards before the EPDM or GRP goes down.
Do you work in the villages around Lincoln?
Yes. Our Lincolnshire team covers Lincoln uphill and downhill and the surrounding villages, working out of Spalding. Charles calls every enquiry back the same day to arrange your free survey, and our own crews carry out the work from start to finish.
EPDM or GRP, which is better?
Both outperform felt by miles. EPDM suits larger, simpler roofs and goes down fast; GRP gives a hard, walkable finish ideal for complex shapes and balconies. We will recommend the right one for your roof, not the one with the biggest margin.
