Fascias, soffits and guttering replacement cost by house type
| House type | Fascias, soffits and guttering (uPVC) | Guttering only, for comparison |
|---|---|---|
| Mid or end terrace | £1,700-£3,000 | £500-£1,300 |
| Semi-detached | £2,200-£3,400 | £650-£1,700 |

| Bungalow | £1,500-£4,000 | £600-£1,400 |
Full strip-out and replacement with new uPVC boards, guttering and downpipes, excluding scaffolding. Bungalows carry a long roofline for their size, which is why their range is wide. Capping the old boards with uPVC covers costs about £85 a metre, or £800 to £1,500 on a semi, but it leaves the old timber in place. Scaffolding adds £300 to £600 per elevation per week, or around £1,000 for a full house.

uPVC, aluminium or cast iron guttering
uPVC is fitted on most UK homes because it is the cheapest to buy and the quickest to fit, at around £45 a metre installed. Expect 15 to 25 years from it. South-facing runs turn brittle sooner as sunlight works on the plastic, and the joints fail before the lengths do. Aluminium costs about twice as much, around £95 a metre on average, and lasts 25 to 40 years without cracking in frost or needing paint. It suits exposed fen and hilltop elevations and owners who plan to stay put. Cast iron is the heaviest and dearest at £85 to £275 a metre, and it is the right answer on listed buildings and in conservation areas, including much of Bath. Kept painted, it lasts well beyond 50 years. Our own fascia, soffit and guttering work is in low-maintenance uPVC, in a choice of colours.
Cap-over or full replacement: the cheap quote trap
The biggest gap between two roofline quotes is whether the old boards come off. Capping fits thin uPVC covers over the existing timber fascias and soffits. It costs about £85 a metre against £115 to £185 for full replacement, which is why it wins on price. The catch is what it hides. If the timber behind is wet or rotten, the cover seals the rot in, the new gutter brackets screw into soft wood, and the run starts to sag. You then pay to strip the lot and start again. Ask every firm one question: are the old boards coming off? Arkenstone fits full-replacement boards, never cap-over covers. We strip back to sound timber, replace any rotten timber we find, and fit ventilated soffits so the roof space can breathe.
Signs your gutters need replacing
Walk round the house in heavy rain and look up. Water dripping from joints means the seals have failed. A run that dips between brackets holds standing water, and the extra weight pulls it further from the fascia. Cracks or splits along the base of uPVC gutters send water behind the fascia, where it rots the timber out of sight. Overflow in normal rain points to a blockage, a lost fall or a gutter too small for the roof. Inside, look for damp patches high on walls under the eaves. Outside, look for green staining, peeling paint or moss on the brickwork below the gutter line. One leaking joint is a repair. Several of these signs at once, on a system 20 years old or more, is a replacement.
Repair or replace your guttering?
Repair when the fault is local. A leaking joint costs £60 to £170 to put right, a new bracket around £19, and a sagging run £15 to £30 a metre to realign. A blocked gutter needs a clean, at £50 to £200 depending on the house. Replace when faults keep coming back, when the plastic has gone brittle and chalky, or when the fascia behind is soft, because brackets cannot hold in rotten timber. If you are paying for a repair every winter, that money is better spent on a new system. We clean, unblock and repair gutters as well as replacing them, and our own crews do not upsell, so you get a straight answer on which one your house needs.
DIY or a professional gutter fitter?
uPVC guttering costs £2 to £8 a metre to buy, so DIY looks tempting. Labour and access are where the money goes, and for good reason. Gutter work is work at height, often from a ladder leaning against the very run you are taking down. Get the fall wrong and water sits in the gutter or overflows at one end. Fix a bracket into soft fascia and it pulls free in the first storm. On a bungalow or single-storey extension, a capable DIYer with a stable platform can replace a short run. On two storeys and above, or anywhere the fascia needs work, use a professional with scaffolding or a tower, public liability insurance and a written quote. Scaffolding costs £300 to £600 per elevation per week and keeps everyone on the job safe.
How to compare guttering quotes
Line every quote up against the same checklist. What material and profile, and how many metres? How many downpipes, and are new brackets and outlets included? Does the old system come away and get disposed of, or is removal an extra £150 to £250? Is scaffolding in the price, and for how long? If fascias are included, are the boards replaced or capped over? A quote that leaves these blank is not cheaper, it is unfinished. Ours is a fixed written quote within 48 hours of a free survey, with photographs of what we found, valid for 30 days. If you are having a new roof, roofline work is priced as its own line, so you decide whether to do it at the same time.

Guttering replacement cost, your questions answered
How much does it cost to replace guttering on a semi-detached house?
New uPVC guttering and downpipes on a three-bed semi cost £650 to £1,700 in 2026, and Checkatrade puts the average at £1,000 for a 15 to 20 metre run with three downpipes. Aluminium on the same house runs £1,000 to £2,400. If the house needs scaffolding, add £300 to £600 per elevation per week.
Do you need scaffolding to replace guttering?
Not always. Bungalows, extensions and many two-storey houses can be done from ladders or a scaffold tower. Tall houses, three storeys, awkward access and any job that includes fascias and soffits need proper scaffolding, at £300 to £600 per elevation per week or around £1,000 for a full house. A good quote states which access it allows for and whether it is included.
Should I replace fascias, soffits and gutters at the same time?
If the fascias are timber and showing their age, yes. The gutters come off to replace the boards anyway, so you pay for access and labour once. On a semi the combined job costs £2,200 to £3,400 in uPVC, against £650 to £1,700 for guttering alone. New brackets fixed into rotten fascia boards fail, so new gutters on bad timber waste money.
How long does uPVC guttering last?
uPVC guttering lasts around 20 years when it is kept clear, and 15 to 25 years depending on exposure, with south-facing runs going brittle first. Aluminium lasts 25 to 40 years and painted cast iron well beyond 50. If your gutters are 20 years old and leaking at several joints, replacement is better value than another round of repairs.
Do I need planning permission or building regulations to replace guttering?
No, not for like-for-like replacement on a house that keeps the same downpipe positions and drains. Listed buildings and some conservation areas are different. Swapping cast iron for uPVC there needs consent from the local planning authority, so check before you change the material. That applies to a lot of older property in Bath.
Does home insurance cover gutter replacement?
Buildings insurance covers gutters damaged by an insured event such as a storm or a falling tree. It does not cover wear and tear, so cracked joints, brittle plastic and sagging runs from age are a maintenance cost. Check your policy wording on rainwater goods, and keep the photographs from your survey if you make a claim.
